Vermiculite attic insulation (Zonolite) in Denver

EPA says a mine near Libby, Montana, supplied more than 70 percent of all vermiculite sold in the United States from 1919 to 1990, and that ore was contaminated with asbestos. Much of it went into attic and wall insulation sold as Zonolite. If your attic has vermiculite, EPA says to assume it may contain asbestos.

What EPA tells homeowners to do

  • Leave the insulation undisturbed in the attic or walls.
  • Don't store boxes or other items in an attic with vermiculite.
  • Don't let children play up there.
  • Don't try to remove it yourself.
  • Before a remodel that would disturb it, hire a professional asbestos contractor. EPA's attic page adds that the contractor should be a different company from the one that assessed the insulation, to avoid a conflict of interest.

Colorado rules once you plan to disturb it

Colorado's home triggers include a volume as well as areas and lengths. In a single-family home, a certified inspection is required before you disturb more than the volume of one 55-gallon drum, more than 32 square feet of other surfaces or more than 50 linear feet of pipe. Our math: a 55-gallon drum holds about 7.4 cubic feet, roughly a 30-square-foot patch of attic floor at 3 inches deep. CDPHE's list of common asbestos products includes blown-in insulation.

If the inspector finds friable asbestos above the trigger, a state-certified General Abatement Contractor has to remove it under a state permit after a 10-working-day notice. For a house, that permit is $180 for 30 days, $300 for 90 days or $420 for a year. Larger jobs pay $400 to $1,200. Waste goes to an approved asbestos disposal site.

Colorado law exempts owners removing asbestos from the single-family home that is their own primary residence, but EPA's advice for vermiculite is plain: don't remove it yourself.

The Zonolite trust

The Zonolite Attic Insulation Trust gives partial reimbursement for removing or containing Zonolite, even after the work is done. To qualify, you show the vermiculite is Zonolite brand and what you paid. The trust says it will run until at least 2036. It changed its payment percentages in October 2026 and warns they may fall again without notice, so we don't print a rate here. Check the trust's site before you count on a figure.

Questions

Vermiculite questions

What does vermiculite attic insulation look like?

EPA describes it as a pebble-like, pour-in product, usually gray-brown or silver-gold. Pieces range from very fine particles to coarse bits nearly an inch long. Look without touching or digging into it.

Should I take vermiculite insulation out of my attic?

EPA recommends leaving vermiculite insulation undisturbed. If a remodel or repair will disturb it, EPA says to hire a trained and accredited asbestos abatement contractor, separate from the company that assessed it.

Is the Zonolite Attic Insulation Trust still paying claims?

As of November 6, 2026, the trust says it will operate until at least 2036 and offers partial reimbursement to qualified claimants who can show the vermiculite is Zonolite brand and what they paid to remove or contain it. It changed its payment percentages in October 2026 and says rates can drop without notice, so check its site for the current figure.
