Asbestos testing and removal in Lakewood
Lakewood follows Colorado's state asbestos rules. Here is what's specific to Lakewood, then the state rules every project has to meet.
What's specific to Lakewood
- Lakewood treats interior demolition and asbestos abatement as a permit type of its own, separate from tearing down a house, a commercial or apartment building, or a detached garage or shed. Applications go through the city's eTRAKiT system.
- For commercial tenant finish work, the city's 2023 handout asks for an asbestos report once a job disturbs more than 160 square feet of drywall, 260 linear feet, or a 55-gallon drum's worth of material. The survey or lab report is uploaded in eTRAKiT.
- Most Lakewood demolitions must keep concrete, asphalt, metal, cardboard, clean wood and salvageable fixtures out of the landfill and file a waste plan. A permit for asbestos abatement is exempt, and the city's guide sends asbestos waste to disposal under state and federal rules instead.
- Where the waste deposit applies (projects whose major site plan was filed after Aug 1, 2022), the guide sets it at $1.00 per square foot of building footprint, $2,500 minimum and $100,000 maximum, plus a $200 fee that is not refunded.
The state rules that still apply
- Test first if you'll disturb more than 32 square feet of other surfaces, 50 linear feet of pipe or one 55-gallon drum in a house, and before any demolition.
- Crumbly asbestos above those amounts is removed by a state-certified abatement contractor under a state permit ($180–$420 for a house), after a 10-working-day notice.
- Demolition always needs a state demolition notice ($50 plus $5 for every 1,000 square feet demolished).
